This 2 bedroom/2.5 bathroom townhome will serve as a perfect home base for your Breckenridge vacation. Nestled in the 4 O'Clock neighborhood, this place has easy access to the Snowflake Lift, Beaver Run, the Quicksilver Lift, Upper Village Pool and downtown Breckenridge. In the summer, hike up Sawmill Creek to Sawmill Reservoir or bike over to Beaver Run and get on the hundreds of connecting miles of mountain bike trails. The possibilities are endless here!
The space
• Bedroom 1 features a king bed, en suite bathroom, two chairs, a flat screen TV, a dresser and a small balcony.
• Bedroom 2 features a queen bed, twin bunk beds, a mall flat screen TV with an en suite bathroom.
• Living room features two couches and a flat screen TV. One couch is a queen sofa sleeper.
• Walkout patio off the living room.
• Dining table with seating for 6.
• Large kitchen with supplies and appliances for all your cooking needs - small crockpot, children's plates and cups, an oven that also doubles as an air fryer are some of the features.
• A combination washer/dryer is located just off the kitchen.
• Heated one car garage with room to park another car in front.
• Both bedrooms are on the top floor and stairs are required to reach them. There is no elevator in the building.

• Adjacent to the Upper Village Pool, easily walkable and features 2 outdoor hot tubs, 1 indoor hot tub and a heated outdoor pool and an interior entry/exit option.
• Ample summer trails within a short walk from this property, including the Sawmill Reservoir Trail which starts at the Snowflake Lift and follows a beautiful stream up to a reservoir with great views.

• This clubhouse is open seasonally and has the following 2026 CLOSURE dates:
- Maintenance: Approximately mid April (likely April 12th) to the Friday before Memorial Day
- Fall Maintenance: Approximately September 28th (Monday after Oktoberfest) to mid or late November.
*This clubhouse is not on-site and is located approximately 150 yards away at 450 Village Rd. There is a path behind the parking lot that leads to the clubhouse.

Parking: 2 dedicated spots - 1 spot in the garage and 1 in front. There are complex parking spots for a third car on a first-come, first-served basis. Additional vehicles or vehicles that are unable to fit in a standard parking spot will have to park at the Ice Rink Overnight Pay Lot.

• The kitchen is fully stocked with all essentials. We also provide complimentary salt and pepper, coffee and tea, paper towels, trash bags, dish soap, hand soap, dishwasher detergent, kitchen towels, and a sponge.
• The bathroom is fully stocked with necessities as well as hairdryers and full size hand soap/conditioner/shampoo/body wash. Laundry detergent is supplied for the washer and dryer.
• There is a Pack N Play travel crib located at this property. Please bring your own Pack N Play crib sheets.
• Hot tub towels are provided
