Coverage Details:
Protected: Accidental damages to furniture, fixtures, and appliances.
Not Covered: Damage from smoking inside, intentional or pet damage, landscaping damage, violations of house rules, and damages exceeding $3,000.
Additional Exclusions: Motor vehicles, aircraft, watercraft, personal items of occupants, credit cards, money, firearms, precious metals, business property, & electronic data. Losses due to gross negligence or criminal acts are also excluded.
Claims are subject to approval by the underwriter. Any damage not covered by the waiver or exceeding the coverage limit will be the guest's responsibility.
Mail Delivery: USPS does not regularly deliver mail to the home. Guests are encouraged to obtain a PO box from the post office or use FedEx or UPS for urgent deliveries. We are not responsible for package delivery or any issues with late packages arriving after your departure. While USPS does not regularly deliver mail to the home, guests can use the mailbox at the front of the house if necessary. We recommend guests to use Amazon Dropbox or UPS store for their mail needs. Please note that the owner will not be responsible for mail that arrives after your departure and the mailbox is not regularly checked. It is the guest's responsibility to ensure the successful delivery of their packages.
Trash: Tuesday morning before 8:30am.
HVAC: The home is equipped with a Google Nest controlled HVAC system, which is managed via our account. The thermostat is located on a shared wall in the living room near the hallway.
To adjust the temperature, rotate the outer ring to the left for a cooler temperature or to the right for a warmer one. Please note that the thermostat should not be set lower than 69 degrees as this could cause the system to freeze and stop cooling.
To change the mode, push the outer ring to access functions or modes. Turn the outer ring left or right to your desired function. The device is automatically set to "waves".
Please note that the device is not a touchscreen.

• No local guests are allowed to book within 50 miles of property.
• Must be 25 years of age to book.
• Please no shoes inside the house. Guests will be provided with slippers for inside and outside the house on the property.
• Guests must complete Check-In Form and agree to the Irvie Homes terms and conditions, and provide photo ID within 24 hours of booking, or immediately if same day arrival.
• Quiet hours 9pm to 8am.
• No smoking of cannabis or tobacco, vaping, or consuming illegal substances of any kind on property.
• No parties or events.
• No moving furniture or appliances.
• The occupancy limit is 8 people.
• Secure the home by locking all doors and windows anytime you leave the home.
• Reservations over 30 days may require a security deposit.
• For stays over 30 days, a monthly cleaning fee will be applied.
• Unreturned and/or lost house keys will result in a $100.00 fee to replace it.
• The Guest agrees to report any issues at home to the Host immediately.
• NOTE: Your safety matters. There may be a Ring doorbell security camera, exterior cameras, and a Noise-Aware antiparty device or similar devices at the home.
Reminders:
1. Only toilet paper down toilets.
2. Trash day is on Tuesday mornings.
3. Water softening system is separate from water filtered water at sink.
4. Filtered water for drinking is available at kitchen sink.
5. Fireplace is not to be used.
6. HVAC unit must be adjusted no more than twice, to prevent freezing and excessive cost.
7. All trash and dog droppings must be picked up.
